Selling Process

 

Card Sound Properties has a proven process to sell your home for the best price, quickly, and with minimum hassle.  We will guide you through the selling process and ensure that you are informed every step of the way. The process can generally be split into the following steps.

 

Step 1:  Prepare Your Home For Sale

·         Determine your real estate goals

·         Tour your home to identify features and gather information

·         Counsel you on the visual presentation of your home and suggest ways to enhance its marketability

·         Have you provide pertinent information and important records for your home

·         Prepare a Comparable Sales Report for your home

·         Help you to establish a competitive price for your home

·         Have you sign the listing agreement

·         Create an inventory of furnishings to be included with the sale of your home (if applicable)

 

Step 2:  Market and Promote Your Home

·         Submit your home to the Central Listing Service (CLS) and provide them with a list of features and benefits of your home

·         Network with local agents to promote your property on a continuous basis by telephone, email, and personal contact

·         Coordinate the advertising and marketing of your home (i.e. newspaper, Internet, magazine, TV, etc.)

·         Take high-quality photographs of your home for advertising

·         Create a virtual tour of your home for our website

·         Place your home on our website

·         Create flyers with a list of features and benefits of your home

·         Place your home on our 60”, high definition TV for 24/7/365 showing

·         Place your home on our “Available Properties at Ocean Reef” list

·         Continuously check your home to make sure that it is at its best

·         Communicate back to you regarding the marketing and promotion of your home

    Step 3:  Show Your Home

    ·         Schedule your home for a Broker’s Open House to expose it to all agents at Ocean Reef

    ·         Arrange showing appointments for prospective buyers

    ·         Prepare your home for all showings and open houses

     

    Step 4: Follow-up Quickly and Consistently after Showings

    ·         Immediately contact agents who show your property

    ·         Communicate with you regarding showings of your home

    ·         Encourage serious buyers to make serious offers

     

    Step 5:  Receive and Negotiate Offers

    ·         Communicate back to you all offers that come in

    ·         Assist you in negotiating all offers

     

    Step 6:  Coordinate Closing

    ·         Facilitate the closing process to ensure a successful and stress-free sale

    ·         Coordinate and provide you copies of all inspection reports

    ·         Coordinate with appraisers

    ·         Coordinate equity and ORCA membership

    ·         Coordinate the costs involved with selling your home
